Now a little about your association. Prior to purchasing your home, you were informed of Longs Creek Homeowners Association and its many fine features. The Board of Directors and the Architectural Control Committee would like to provide you more information about the Association's rules and regulations, outside services provided by agencies, utilities and phone numbers for your convenience.
Homeowners in Longs Creek want to make it a better place to live and enhance long term property values. In order to do this, we need everyone to comply with the Declaration of Protective Covenants which are provided at time of closing. Because most violations occur as a result of insufficient or misinformation, the following information is also addressed to help clarify the requirements. Association:
Longs Creek Homeowners Association (LCHOA) mandatory membership quality deed restricted is a not for profit organization. The Association owns and maintains the common properties and facilities. The common properties and facilities include, but are not limited to, recreation and natural areas, public rights of way or easements, entry monuments, landscaping, sprinkler systems, and improvements.
Every homeowner is an automatic member and shares a portion of the responsibility for its support and pays mandatory assessments. Assessments are billed in advance on a semi annual basis, (January for $90.00 and July for $90.00). Current annual assessments are $180.00 per year.

Administration:
Association Management Service (AMS) is employed by the Longs Creek Homeowners Association to manage the day to day operations of the association. AMS responsibilities are to represent the Association in providing for the physical maintenance and operation of the common facilities. Additional responsibilities include collecting assessments, making disbursements, establishing the budgets, keeping financial records and to maintain all administrative records of the Association. The Association has other responsibilities as well, such as enforcing regulations and assisting in architectural control.
There office is located on the access road off of Loop 410 at Harry Wurzbach (east of the airport exit). It is a two-story grey building with 1600 on the front of it. The actual mailing address is 1600 N. E. Loop 410, Suite #202, San Antonio, Texas 78209, (829 7202). Hours of operation are: M-F, 8:00 am - 6:00 pm. The office is closed on Wednesday's.
The onsite office is located at 16000 Hickory Well. The onsite office hours are Mon/Tues/Thurs 9:00am tll 6:00pm and Fridays, 8:30am till 5:30pm. The office is closed on Wednesdays. The phone number there is 403-3604. All business should be directed to the on site office. Our on-site manager will be able to assist you by directing your inquiries to the appropriate person or office at the Management company office if it is necessary for you to contact them directly.
Longs Creek Homeowners Board of Directors
The Longscreek Board of Directors (LCBOD) and the Architectural Control Committee (ACC) meet on the FIRST WEDNESDAY of each month (subject to change call the LCHOA Office at 403-3604 to verify). The ACC meet at 7:00pm and the Board meets at 8:00pm As a resident of the Longscreek HOA Community you can email directly to your Board of Directors. The Board is interested in you ideas, suggestions and concerns relating to the association. Please include your name, address and telephone number in your email. Building & Improvements Approval:
Any exterior improvements to your home must be approved by the Architectural Control Committee (ACC) before work can be started. It is the builder/owner's responsibility to submit plans for new construction and any improvement to the ACC for approval. Plans must be approved before construction begins. An "Improvement" is defined as any addition or change to the existing property. Everything is covered from additions to homes, sidewalks, fences, (no chain link unless located entirely behind at least a six foot high wood fence, the chain link may not be more than 4 feet tall), landscaping, pool, patios, decks, flagpoles, basketball board (must be behind building setback), , athletic equipment, radio/TV antennae, satellite dishes (no higher or wider than 12' and must be concealed from the street in front of the Lot), backyard sheds, gazebos, exterior colors to home, changing of windows, etc.

All items are required for a request to be considered. Incomplete packages will be denied resulting in a delay the processing of your request. Complete Package includes as a minimum:
2. Copy of your lot survey with the location of your improvement drawn on the survey. Additionally, on the survey show the distance from your improvement to two lot lines.
3. Provide plans and specifications for your improvement including an elevation drawing of your project.
Landscaping:
It is the homeowner's responsibility to provide adequate planting and landscaping for their property. Landscaping plans must be submitted to the ACC for approval prior to commencing the work.
Signs:
The DCCRs prohibits all contractor and supplier signs in yards and vacant lots except those approved by the ACC. Please inform your contractor or supplier installing any improvement that temporary or permanent signs of any kind are prohibited.
Speed Limits and Traffic Signs:
The streets are public and belong to the City of San Antonio. Traffic and pedestrian control signs and speed limits are installed also maintained by the City.
Please be careful of children in the streets. Be careful and observe the traffic rules in Longs Creek. Please help by asking all family members to comply with the speed limits and the STOP signs.
Pets:
Longscreek Homeowners Association has an active volunteer Pet Services, check the Pet Services link.
